Welcome Home Program Down Payment Assistance Available

Northside Bank is participating in the Federal Home Loan Bank (FHLB) of Cincinnati’s Welcome Home Program.  The program:

  • Offers up to a $5,000 grant for closing costs and down payment assistance

  • Is designed to assist low-to-moderate income buyers achieve home ownership.

  • Requires buyers to pay a minimum of $500 toward the puchase of the property.

  • Requires the property to be used as a primary residence.

  • Does not require the buyer to be a first time home buyer to be eligible for the grant.

Kinda Tiny Bites for Kinda Tiny Houses – September 25!

NEST Kinda Tiny House Event 20160829Help NEST kick-off our Kinda Tiny Houses Initiative with Kinda Tiny Bites, Live Music and Great Beer!  Join us Sunday, September 25th from 3:00-7:00PM at Urban Artifact – Northside’s outstanding craft brewery.  You’ll have a chance to view designs for NEST’s first Kinda Tiny Houses – undergoing rehab now on Fergus Street!

What is a Kinda Tiny House?  While the “tiny house movement” has caught fire across the country, these 100-500 square foot, mostly rolling homes aren’t for everyone.  NEST’s Kinda Tiny Houses will be “right-sized” at 600 – 1,000 square feet (and connected to sewer, water, gas and electricity). Suited to a range of audiences – baby boomers to millennials – they’ll fit buyers looking to downsize but stay in the neighborhood, or first-time home buyers targeting Northside on a budget. Built with a first floor bedroom and bathroom, each Kinda Tiny House also allows buyers the freedom to age in place while striving for full accessibility or, when infeasible given the existing home and site and budget constraints – maximum”visitability” – a measure of a place’s ease of access for people with disabilities.

NEST’s Kinda Tiny Houses will be rehabbed historic homes as well as some new-build structures, all providing an affordable, yet smaller option to buying/living in Northside. They will also help to ensure that our community maintains the economic diversity that makes Northside such a desirable place to live.

NEST Celebrates the Fourth of July!

NEST volunteers, friends, staff and former and current board members accompanied a giant bird nest and tossed candy-filled eggs to kids lining Hamilton Avenue for Northside’s 2016 Fourth of July Parade!  Signs hung on the truck hauling the giant nest (and NEST supporters!) celebrated almost ten years of NEST’s work in Northside, including:

NEST IS ON THE MOVE! With Phase II of the Witler Street Homeownership Project near completion, NEST (Northsiders Engaged in Sustainable Transformation) will focus in 2016 on development in the Fergus Street Homeownership target area.

Witler Street Homeownership Project:

  • Two newly constructed, 2,200 square foot single-family homes, located at 1722 Hanfield and 4137 Witler, are expected to be finished by February 2016 and may be listed as early as mid-December.

  • Funded in part by the City of Cincinnati through the HUD Neighborhood Stabilization Program (NSP), both homes will be offered for sale to households with incomes of 120% or less of the area median income. Designed and built by Creative Housing Solutions, both homes will feature an open first floor plan, three bedrooms, including a master, two and a half baths, high efficiency mechanicals and off-street parking.

  • These beautiful new homes are part of Phase II of the Witler Street Homeownership Project, also referred to as the Blockwatch 45223 Homeownership Project in honor of the courageous residents who volunteered countless and often challenging hours to take back their streets.

Fergus Street Homeownership Project:

  • Across Hamilton on Northside’s east side, Phase IV of the Fergus Street Homeownership Project, currently in the pre-development stage, will include:

    • New construction of one single-family home at the NW corner of Mad Anthony and Chase

    • The rehabilitation of four single-family houses, with one on Mad Anthony and three on Fergus.

  • NEST’s first of six planned “visitable” single-family homes – our solution to helping residents “age in place” throughout Northside. With new gap financing from the City of Cincinnati, NEST anticipates beginning development within the next couple of months, beginning with the three Fergus Street homes. Through grant funding from BB&T via the Community Development Corporations Association of Greater Cincinnati (CDCA), NEST has hired Northside-based architect Alice Emmons to help establish guidelines for the development of all of our visitable homes.

4000 Block Hamilton – Planning for Mixed-Use Redevelopment:

  • NEST has received a $15,000 grant of City funds from the CDCA to support planning for the mixed-use (retail, office, residential, etc.) redevelopment of the gateway 4000 block of Hamilton Avenue.  For 2016, NEST looks to work with the Northside Community Council, Northside Business Association, property owners and neighborhood residents to identify opportunities to revitalize and reactivate the 4000 block’s underutilized buildings.

NEST (Northsiders Engaged in Sustainable Transformation) is excited to announce an Open House this Thursday, November 12, 2015 from 6:00-8:00 pm.

The location is 4100 Fergus St. (corner of Fergus and Knowlton), smack dab in the middle of lots of neighborhood development!  NEST acquired 4100 Fergus through the City Land Use Re-utilization Program, to prevent the building from being torn down. Local developer 8K Partners joined with NEST in a successful effort to save this historic building, and later purchased 4100 Fergus for rehabilitation. Stop in Thursday to see the beautiful results and to learn more about NEST’s work throughout Northside!
